The creation of BP’s Controls division, Integrated Building Technologies (IBT), was inspired by a trend in business tenants who seek more reliable, hi-tech office spaces. Ultimately, they ensure comfort, environmental friendliness, security and accessibility.

IBT recently finished one of many projects that consisted of a fully upgraded and implemented controls system.

The client’s set-up included glycol pumps, roof units that fed data room units and a critical controls system that stopped working. Pre-upgrade the alarms didn’t work, which made it difficult to tend to system malfunctions. The system had to be operated manually. Manual operation meant that if a pump failed, the building manager wouldn’t know until the CRAC units failed. The client also had 3 dry coolers which carried 12 fans each, totaling 36 fans. If any of these fans failed, this would cause system inefficiency. The routine of constantly traveling to the roof to verify that all systems were working, and to manually switch over lead lag controls was becoming time consuming and increasingly hazardous to the CRAC units that were fed by the glycol system.

Our IBT team provided an advanced approach to system monitoring. We replaced the existing pump controls and failed panel devices with Delta Controls. The upgrade included new panel lights, alarm horn, Delta DDC controllers and switches. With the addition of the new controls, we are now able to remotely monitor glycol fans and water temperatures for each dry cooler. The pumps are now automatically controlled for lead/lag operation and pump auto switch over.

The newly installed Delta system is a BACnet system and was integrated into the clients existing BACnet alarm monitoring system.

With these upgrades and the BACnet integration the client now receives:

• Dry cooler glycol water temperature alarms
• Fan failure alarm for glycol
• Emailed alerts to building engineer for proactive responses
• Graphics display function and problem areas with the system–a feature the client did not have in the past
